EXPLANATORY NOTE

The Bill amends the Building Code Act, 1992 to add a new section 15. Section 15 provides that in constructing a house to which the section applies, the builder shall ensure that a minimum 200 amp panel board, a conduit that is not less than 27 mm trade size and is equipped with a means to allow cables to be pulled into the conduit and a square 4-11/16 inch trade size electrical outlet box are installed in the garage or carport or adjacent to the driveway. This is required in order to permit the future installation of electric vehicle supply equipment that conforms to section 86 of the Electrical Safety Code.

An Act to amend the Building Code Act, 1992 with respect to electric vehicle charging

His Majesty, by and with the advice and consent of the Legislative Assembly of the Province of Ontario, enacts as follows:

1 The Building Code Act, 1992 is amended by adding the following section:

Electric vehicle charging

15 (1)  This section applies to every house that meets the following requirements:

   1.  The house is subject to Part 9 of the building code.

   2.  The house includes a garage, carport or driveway.

   3.  The house is connected to a distribution system, as defined in subsection 2 (1) of the Electricity Act, 1998.

   4.  The house is not used or intended to be used as a seasonal recreational building described in Section 9.36 of the building code.

   5.  The house is built after the day this section comes into force.

(2)  In constructing a house to which this section applies, the builder shall ensure that the following is installed to permit the future installation of electric vehicle supply equipment that conforms to section 86 of the Electrical Safety Code:

   1.  A minimum 200 amp panel board.

   2.  A conduit that is not less than 27 mm trade size and is equipped with a means to allow cables to be pulled into the conduit.

   3.  A square 4-11/16 inch trade size electrical outlet box installed in the garage or carport or adjacent to the driveway.

(3)  The conduit and electrical outlet box referred to in paragraphs 2 and 3 of subsection (2) must provide an effective barrier against the passage of gas and exhaust fumes.

(4)  In this section,

“Electrical Safety Code” means the Electrical Safety Code adopted under Ontario Regulation 164/99 (Electrical Safety Code) made under the Electricity Act, 1998; (“Code de sécurité relatif aux installations électriques”)

“electric vehicle supply equipment” means electric vehicle supply equipment as defined in Rule 86-100 of the Electrical Safety Code. (“appareillage de recharge des véhicules électriques”)

2 This Act comes into force on a day to be named by proclamation of the Lieutenant Governor.

Short title

3 The short title of this Act is the EV-Ready Homes Act (Electric Vehicle Charging), 2024.
